Moving to Littleton, Colorado: The Complete Guide

Everything a relocating buyer should know about Littleton — neighborhoods, the county-and-address confusion, schools, commute, outdoors, downtown and what homes cost — from a Littleton resident and Compass agent.

I grew up in Denver and chose Littleton to raise my family. If you’re relocating here, this is the orientation I’d give a friend.

Where Littleton is, and what “Littleton” means

Littleton is the southwest corner of the Denver metro, about 10 miles from downtown. The City of Littleton is relatively compact and sits mostly in Arapahoe County. But the Littleton mailing address covers a much larger area across Arapahoe, Jefferson and Douglas counties — Ken Caryl, Columbine, Roxborough and parts of Highlands Ranch all carry it. This matters for taxes, services and especially schools, so for any home you’re considering I confirm exactly which jurisdiction it’s in.

Neighborhoods, in brief

Downtown/Old Littleton: historic Main Street, Victorians and bungalows, light rail, walkability. Central and east Littleton: 1950s–70s ranches and split-levels with mature trees — great value. Columbine and the Bowles corridor: 1970s–90s family suburbia with pools and cul-de-sacs. Ken Caryl: open space and trails, Valley and Plains, my home area — full guide. Schools

Depending on address: Littleton Public Schools (the city core), Jeffco Public Schools (Ken Caryl, Columbine and west), or Douglas County School District (Roxborough and the southeast). All three have well-regarded schools, and assignments are address-specific — always verify directly with the district.

Commute

Two light-rail stations (Littleton Downtown and Littleton/Mineral) on the D and W lines make a car-free downtown commute realistic. By road: Santa Fe Drive, Broadway and C-470. Downtown Denver is 20–30 minutes; the Tech Center 20–30; DIA about an hour; the mountains via C-470 to I-70 or US-285 are unusually convenient.

The outdoors

This is why people move here. Chatfield State Park (reservoir, dog park, trails), the South Platte/Mary Carter Greenway trail that runs to downtown Denver, Ken Caryl’s 4,800 acres of open space, Deer Creek Canyon, Roxborough State Park and Waterton Canyon — all within 15 minutes.

Downtown and daily life

Historic Main Street has restaurants, breweries, coffee, the Town Hall Arts Center and the Littleton Museum. Hudson Gardens hosts summer concerts. Southwest Plaza and the Bowles/Wadsworth/Kipling corridors cover shopping. Aspen Grove is the outdoor mall along Santa Fe.

What homes cost

Wide range: condos and 1950s–70s ranches at the entry level; renovated mid-century homes and downtown properties in the middle; Ken Caryl Valley, Roxborough Park and foothills-edge homes above $1M. Prices move constantly — ask me for a current snapshot of the specific neighborhood.

Relocation tips

Come see the neighborhoods in person, ideally at rush hour and on a weekend. Decide early between walkability (downtown), open space (Ken Caryl, Roxborough) and value/space (central, Columbine).
